What is involved with the transaction process?
Purchasing a piece of property from us is always simple and hassle-free.
If you are interested in any one of our properties, the best way to get in contact with us is to fill out the interested form or use the information and webform within the contact us section of the website. An associate will then contact you within 24 hours to answer any questions or begin the transaction process.
The whole process can be done via mail through the title company. Geographic location is never a burden when purchasing property from us.
Once the buyer and seller agree on a price, a small deposit is asked to be put down on the property. This amount will range anywhere from $500 to $1,000 depending on the individual property or other factors. This deposit shows your good faith in order to go through with the transaction.
After the deposit is received, we will then prepare the land sales contact. The contract is a written form of the verbal agreement.
Furthermore, after both parties have signed the contract, we will then take the fully executed contract to the title company for them to perform the title search and prepare all necessary closing documents.
Keep in mind that you will be receiving a full warranty deed along with title insurance on your land purchase.
In addition, once all off the documents have been prepared by the title company. They will then send closing documents to your house along with a statement of the balance owed. The balance is owed directly to the title company as they are acting as the escrow agent between the buyer and seller.
The tile company will finalize the documents and disperse the funds between the buyer and the seller.
The closing process takes anywhere from 3-4 weeks total.
You are now the full owner of the property. The deed takes around 6 to 8 weeks time to be recorded with the county and sent back to you. |
