Florida has one of the warmest average climates for the year in the U.S! 68 degrees in the winter and 82 degrees in the summer to be exact! On top of the beautiful weather, during the years 1946 and 1964, 76 million baby boomers were born into the U.S. As this large segment of the population retires they will seek much warmer climates for their retirement years. A recent study done in September 2003, found that 31% of baby boomers plan on moving more than 3 hours driving distance from their current home. Out of those 23.5 million baby boomers, Florida came in first when asked which state they plan to retire in with 21% of the votes.

The next closest was Arizona with 18% followed by North and South Carolina with 10% each, and Tennessee at 9%. Seeing this segment of the population has an annual spending power of just over a trillion dollars, there is strong evidence that investing in Florida real estate is a great choice! As of today the age range for baby boomers is 41-59 years old! This is well below the average retirement age. The first of the boomers will be 65 in 2011, often cited as the year when the age wave will arrive. Yet for over a decade, more than half of the new recipients of Social Security benefits have opted to collect them at age 62, and close to 70 percent have done so before age 65. Consequently, it is more realistic to anticipate the leading edge of the boomer wave hitting in 2008 only six years from now.

Geographic location is never a burden when purchasing property from us.

Once the buyer and seller agree on a price, a small deposit is asked to be put down on the property. This amount will range anywhere from $500 to $1,000 depending on the individual property or other factors. This deposit shows your good faith in order to go through with the transaction. After the deposit is received, we will then prepare the land sales contact. The contract is a written form of the verbal agreement. Furthermore, after both parties have signed the contract, we will then take the fully executed contract to the title company for them to perform the title search and prepare all necessary closing documents.

Keep in mind that you will be receiving a full warranty deed along with title insurance on your land purchase. In addition, once all off the documents have been prepared by the title company. They will then send closing documents to your house along with a statement of the balance owed. The balance is owed directly to the title company as they are acting as the escrow agent between the buyer and seller. The tile company will finalize the documents and disperse the funds between the buyer and the seller.

The closing process takes anywhere from 3-4 weeks total. You are now the full owner of the property. The deed takes around 6 to 8 weeks time to be recorded with the county and sent back to you.
